Booking Conditions

We are open for exclusive hire for up to 14 people (separate annex available for up 4 additional people, please contact for further details)
Minimum 2 nights but we can sometimes be flexible

By booking Rhiw Farmhouse you agree to the following T&C.  Please read our terms and conditions.

DEPOSIT/CANCELLATION POLICY

£250 security deposit required on booking. Full payment is due 6 weeks before arrival.

- 100% refund of deposit if cancelled up to 8 weeks prior to arrival less £30 transaction charges. 

-  50% refund of deposit if cancelled up to 6 weeks prior to arrival less £30 transaction charges. 

-  Cancellation under 4 weeks no refund can be offered.

- Card payments only or payment via stripe

-  £200 security deposit returned on the property being left in a satisfactory condition.

 

Rules
- Please ensure that you leave the bunk house as clean as you found it
- Please bag and dispose of rubbish and food in the bin area. Please bag them as we have to transport the rubbish.
- Security Deposit - any damage to the property may result in money being deducted from the booking card. Please let our staff know if anything is broken, we are always keen to discuss breakages before any charges are made.

 ACCESS- Please note Rhiw means steep hill so please follow directions provided and arrive during daylight.

- Check-in is between 4pm and 8pm 

- Check out by 10am  
- Please be respectful of our neighbours and keep noise to a minimum after 11pm .

 

CAR PARKING

We have a car park for maximum 6 cars . 

 

LINEN & TOWELS

Bed linen is provided. Please bring your own towels. Guests are required to strip their beds on check out  and bag linen to help safeguard our staff .

Dogs

Due to location and because of family allergies we do not take dogs or pets.

 

 

Exclusive bookings and terms and conditions

 

The person whose name appears on the Booking Form agrees to take full responsibility for ensuring that all members of the party adhere to the Conditions of Let set out below:

  1. Please notify us of any cancellation in writing. If a notice of cancellation is received between the dates of your deposit being received and the final payment being due then the deposit will be retained unless the Property can be re-let. If cancellation is made within four weeks of the holiday start (i.e. the whole rent has been paid) then the whole amount paid will be retained.
     

  2. To safeguard against cancellation charges & other unforeseen eventualities we strongly recommend Cancellation holiday Insurance.
     

  3. Should the Property or rooms, subsequent to booking, become unavailable through any cause, you must accept that liability is limited to the amount of any rent paid.
     

  4. You accept that the responsibility for personal property of guests occupying the accommodation is solely theirs. All vehicles are also left at the guests risk. Guests agree to absolve  of any responsibility for any accident or mishap to persons or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury arising from any causes whatsoever.
     

  5. You agree to use the Property solely for its intended purpose as self-catering accommodation and to accept our right to refuse to hand over the Property to any person deemed unsuitable to take charge. Causing a nuisance or disturbance to neighbours or other guests, unreasonable behaviour or disrupting the running of the business may result us requesting you to leave.

  6. You agree to allow BSA access to the Property at all reasonable times.

  7. You must respect and look after your accommodation during your stay and you must leave the Property clean and tidy. Please let us know of any damage or breakages so we can repair or replace them for the next guests. We reserve the right to charge for any damage or breakages on the card used to book the property, with the minimum being £10 per item broken.
     

  8. You must vacate the Property by 10am at the latest on your day of departure. This is to allow us to prepare the Property for the next guests.
     

  9. Guest arrival time is from 4pm – 8pm.

  10. The use of your own personal electrical equipment is out of our control from a Fire Assessment Regulation perspective, and must therefore be at your own personal risk.
     

  11. Bookings cannot be accepted from persons under eighteen years of age.

  12. No commercial booking of the property are allowed without prior agreement. This includes where third parties are charging guests for activities that involve overnight accommodation at our bunkhouse.

  13. No commercial photography or filming in the property or the grounds is permitted without prior agreement and payment of location fees. 

  14. We reserve the right to refuse a booking without giving any reason.
     

  15. It is the guests duty to ensure that the property is left clean on departure i.e. please empty bins, clean dirty dishes. We reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
     

  16. It is against the law to smoke anywhere on the premises. It also presents an unacceptable fire risk. Any breach will result immediate termination of occupancy . 

  17. Damage to property – Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of the stay & you may be charged for any loss or damage found.
     

  18. The guest may in no circumstance re-let or sublet the property, even free of charge.
     

  19. We shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.
     

  20. Children under 18 must be supervised by their parents/guardians at all times. Sorry No educational groups (under 18)
     

  21. We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
     

  22. Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.
     

  23. We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
     

  24. This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.
